Old Kent Road

The history of the Old Kent Road can be traced back more than 2,000 years to Roman times and as a location, high on the priority list for several years. The Property team has turned over a number of sites before completing the purchase of the Iceland Food Warehouse at 779 Old Kent Road in July 2022.

Historically, the site was occupied by residential properties, and The Rising Sun public house. The supermarket and car parking was constructed in 2003. The industrial character of the surrounding area includes gas and engineering works, laundry, tramway stables and a miniature rifle range. The Old Kent Road is due to undergo wholesale transformation with the proposed southern extension of the LUL Bakerloo line from Elephant & Castle to Lewisham. Unfortunately, Transport for London is on record as stating that this worthwhile project is completely out of reach at the present time. Southwark Council is determined however to press ahead with their ambitious plans to regenerate this area over the next 20 years by creating a new town centre with new parks and green spaces; to include 27,000 new and affordable homes, a Health Centre, new education establishments with a new college or university. The Old Kent Road is likely to become a major central London destination in its own right.

The new store proposal is for a self storage facility with retail space totalling 75,000 net sq ft MLA at  ground floor level with a further seven floors of storage. In addition a ground floor space of 3,000 sq ft will be created at ground floor level to be leased and occupied to a convenience store operator.

The project team are currently in discussion with Southwark Borough Council regarding the design of the  redevelopment. We are targeting a BREEAM accreditation of Excellent.

Demolition and site clearance works are due to start once planning approval is obtained for the redevelopment.
