The site was acquired in February 2019, a former builders merchants fronting Hayes Road in Southall, approximately 4 miles from Heathrow airport. The surrounding area is a mixture of trade, industrial and retail uses with the Grand Union canal forming the rear boundary. The builders merchants was originally established in the 1980’s by three brothers, at the time of the acquisition the business was in administration having never fully recovered from the recession in 2008/9.

The plot is approximately 0.6 hectares and included a number of single and double storey buildings comprising administrative office and trade counter, over ground fuel tanks, concrete hard standing, wood store, stacks of building products and various storage shelters. As you can see from the photos, its difficult to imagine the business had been trading until quite recently. Demolition and site clearance works started in May and completed in August 2019. We consulted with the Canal and River Trust to develop safe working practices in the vicinity of the canal bank which included discussions with the house boat residents of the adjacent dock.

The concept for the redevelopment proposals devised by Mountford Piggott architects is an elegant but simple, yellow box with a foot print of 18,000sq ft. The building is ground floor plus four levels of mezzanine storage and once completed will provide 62,000 net sq ft storage plus 11,000 sq ft low rise external units. The canal side is of Importance for Nature Conservation and accordingly, our proposals include a landscaped buffer zone to provide suitable habitats to promote the expansion of bio diversity in the area.

Planning consent subject to resolution of Section 106 legal agreement was achieved at Committee on 9th July 2020.
