The Property team agreed Heads of terms to purchase Alpha House, Regis Road in March 2021. The building was occupied by a high street clothing retailers buying department and their dressmaking/tailoring team.
The site of the new store is located approximately 200m west of Kentish Town Railway Station with the High Street less than 500m away. Historically the site was occupied by railway sidings with associated embankments and cuttings. A carriage and wagon repairing shed was present from 1952 to the 1960’s with smaller ancillary buildings in use. By 1985 the majority of the site was cleared and levelled. The current two storey high warehouse and associated first floor offices was constructed in 1990 with no significant changes in layout until the present day. The local vicinity is a mixture of industrial and commercial premises with some residential accommodation opposite the site.
The new store proposal is for a self storage facility with flexi offices totalling 68,000 net sq ft MLA at ground floor level plus four floors of storage.
The redevelopment proposals will be submitted to the local planning authority by January 2023. We are targeting a BREEAM accreditation of Excellent.
Demolition and site clearance works are due to start once planning approval is obtained for the redevelopment.
