The Property team first considered the site’s potential in this affluent historic market town in Summer 2018. Big Yellow’s initial bid was unsuccessful however post pandemic, the site was remarketed and eventually acquired in January 2021. The existing buildings are operated as a Majestic Wine warehouse with the adjacent Office Outlet recently vacated.
The site of the new store is located on East Street with the High Street less than 500m away. In the mid 19th century the site was partially occupied by open land and trees with a row of residential properties added around 1896. The current warehouse building with car parking was constructed in 1983 and remained largely unchanged until the present day. Adjacent the property is a Gas Works, decommissioned in 2013 with student residential properties developed adjacent by 2020.
The new store proposal is for a self storage facility with flexi offices totalling 58,000 net sq ft MLA at ground floor level plus four floors of storage.
The redevelopment proposals were submitted to the local planning authority in September 2021. We are targeting a BREEAM accreditation of Very Good.
Demolition and site clearance works are due to start once planning approval is obtained for the redevelopment.
